Can I purchase land in Mexico as a US citizen?+
Yes. US and Canadian nationals can own property in Mexico's coastal restricted zone through a fideicomiso — a Mexican bank trust. You are the sole beneficiary with full rights to use, sell, rent, or will the property. This is a standard, widely used legal structure in Baja California.
What exactly am I buying?+
You are purchasing a residential lot within the MAREA San Felipe condominium development. Standard lots are 10×20 meters — 200 m² (2,153 sq ft). Premium lots are 15×20 meters — 300 m² (3,229 sq ft). You own your lot and share access to all community amenities. Physical possession is granted upon urbanization completion, estimated within 1–3 years.
How does the 10-year payment plan work?+
You pay 10% down + $220 processing fee at signing ($3,720 standard / $4,720 premium). Phase 1 (months 1–60): monthly capital payments at 0% interest, plus a $10/month community royalty. Phase 2 (months 61–120): capital plus a flat 5% annual rate on the outstanding balance at month 61. Early payoff is allowed with prior authorization. All payments are in USD, electronic only — no cash accepted.
Is there a Hold Fee option?+
Yes. You can secure your lot with a $700 USD Hold Fee, which reserves it for 30 days. If you proceed to purchase, the $700 is fully credited toward your total at signing. If you decide not to proceed, 50% is refunded. If we cancel, 100% is refunded.
What is the current regulatory status of the development?+
The property holds a favorable Technical Land Use Opinion (Oficio DAU-CU-TR-026-2026, March 27, 2026), indicating habitational aptitude in accordance with the San Felipe Municipal Urban Development Plan. This is an informational opinion and not a formal permit. Urbanization authorizations, environmental assessments, and ZOFEMAT coastal zone compliance are part of the regulatory process. All conditions are disclosed in the purchase agreement.
Is San Felipe safe for Americans?+
San Felipe has a long history as a destination for US visitors, snowbirds, and weekend travelers from Arizona and California. It became its own independent municipality in 2022 with local law enforcement. MAREA is a gated, access-controlled community with 24/7 security. We recommend researching current US State Department advisories for Baja California.
What about the on-site medical clinic?+
MAREA includes Clínica Bital — a licensed medical clinic located in the commercial zone at the development entrance, within walking distance of all residential lots.
